These terms apply to Trillberry Guesthouse, operated by Matt Rowberry and Claire Rowberry, trading in partnership at 9 Waterloo Place, Weymouth, Dorset, DT4 7PD ("we", "us", "our").
Please read them carefully. By using our website or making a reservation with us, you agree to these terms.
1. Who these terms apply to
Website use: Anyone using trillberryguesthouse.co.uk.
Bookings: Guests who reserve accommodation with us, whether:
- directly (by phone, email, or the website enquiry form, once we confirm your booking); or
- through Booking.com.
The contract for your stay is between you and us. Booking.com is not a party to that stay contract.
2. Booking.com reservations
If you booked through Booking.com:
- Payment, cancellation, changes, and refunds for that reservation follow Booking.com's terms and the policies shown on our Booking.com listing at the time you booked.
- We do not hold your payment card details for Booking.com bookings. Booking.com processes payment.
- House rules in these terms that apply during your stay (for example smoking, dogs, noise, damage, and parking) still apply to all guests on the property, provided they do not conflict with what you already agreed on Booking.com.

3. Direct bookings
How to book
We take direct bookings by phone, email, or the enquiry form on our website. A booking is confirmed only when Matt or Claire Rowberry accepts it and agrees the rate and dates with you.
There is no online payment or instant booking on our website.
Rates
- Prices are per room per night.
- Breakfast is generally included in the room rate for two adults. Additional adult breakfasts are charged at £10. Children's breakfasts are £5 (under 12 years old). Breakfast is served in our dining room from 7:00 am to 9:00 am.
- A "from" price may appear on our website. Your rate is confirmed when we accept your booking. Please enquire for current prices.
- Longer stays may qualify for a long stay discount at our discretion.
Payment (direct bookings only)
- We do not take a deposit. Payment is due on arrival unless we agree otherwise.
- You may pay by card or cash on arrival.
- Some guests pay in advance by bank transfer by arrangement with us.
- We do not use a card terminal or online payment link provider for direct bookings.
4. Cancellation and changes (direct bookings)
You may cancel a direct booking free of charge if you give us at least 24 hours' notice before your scheduled arrival.
If you cancel with less than 24 hours' notice, no refund is due for the cancelled booking.
Changes to dates or room type for direct bookings depend on availability. Contact us as soon as possible.
The terms that apply to your booking are those confirmed with you at the time we accept the reservation.
5. No shows and early departure (direct bookings)
No show: If you do not arrive and have not cancelled in line with section 4, the first night of your booking is payable and non refundable. For any remaining nights, a refund may be available at our discretion on a case by case basis (for example if we are able to re let the room).
Early departure: If you leave before your booked departure date, please tell us as soon as possible. There is no refund for the night on which you depart (that night remains payable). For any remaining unused nights after that date, a refund may be available at our discretion on a case by case basis.
Booking.com no shows and early departures follow Booking.com's process and your listing policies.
6. Check in and check out
Check in: 3:00 pm to 6:00 pm by default. Flexibility may be possible by prior arrangement if you contact us in advance.
Check out: 8:00 am to 11:00 am.
If you expect to arrive outside check in hours, or need a later check out, please contact us before your stay.
7. Minimum stay
From April to October (inclusive), a minimum stay of 2 nights applies unless we agree otherwise when confirming your booking.
From November to March, a 1 night stay may be available subject to availability.
8. Room occupancy
Maximum guests per room are shown on our Rooms page and confirmed when we accept your booking. You may not exceed the stated occupancy without our prior agreement.
9. Children
Children are welcome subject to room capacity.
A travel cot is available on request. Please ask when you book so we can confirm availability and room suitability.
Children's breakfasts are £5 (under 12 years old). See section 3 for how breakfast is included in the room rate, additional adult charges, and serving times.
10. Dogs
Dogs are welcome in Rooms 1, 3, 5, and 6 only. Rooms 2 and 4 do not accept dogs. Dog-friendly rooms are marked on our Rooms page.
Limits per room: up to 3 small dogs or 1 large dog, at our discretion.
There is no extra charge for dogs.
Dogs must comply with UK law, including the Dangerous Dogs Act 1991 and current restrictions on prohibited breeds and types. Further rules are in the guest handbook in your room.
Please tell us you are bringing a dog when you book so we can allocate the right room.
Booking.com dog bookings follow the pet policy on our listing at the time of booking.
11. During your stay
Breakfast is served 7:00 am to 9:00 am in our dining room. It is generally included in the room rate for two adults. Additional adult breakfasts are charged at £10. Children's breakfasts are £5 (under 12 years old).
Smoking and vaping: Not permitted anywhere on the property.
Parking: Free parking at the rear of the guesthouse on a first come, first served basis. Please tell us when you book if you need a space. Guests park at their own risk. We do not accept responsibility for loss or damage to vehicles or their contents.
Guest handbook: Further house rules are in the guest handbook in your room. Please read it on arrival.
WiFi: Guest WiFi is available. See our Privacy & Cookie Policy for how we handle related information.
Live camera feed: A live feed runs from the dining room to the kitchen so staff can see when guests are ready for breakfast. It is not recorded or stored.
Behaviour: We expect guests to respect other guests, neighbours, and our home. We may end a stay without refund if behaviour is unreasonable, unsafe, or unlawful.
12. Damage, cleaning, and keys
You are responsible for any damage you or your party cause, and for excessive cleaning beyond normal use.
We charge reasonable costs to put matters right. Amounts depend on the damage or work required. Further detail is in the guest handbook.
Lost keys: £30 for a full set of keys, or £10 per individual key.

We aim to acknowledge complaints within 48 hours and to resolve them as quickly as we can.
Booking.com guests may also use Booking.com's complaint channels where appropriate.
14. Our right to refuse or end a stay
We may refuse a booking or ask a guest to leave if:
- we reasonably believe the booking is fraudulent or harmful;
- a guest breaches these terms or house rules;
- behaviour affects other guests, us, or neighbours; or
- we are required to do so by law.
Where a stay is ended early because of a guest's breach of these terms, we are not obliged to refund unused nights.
15. Liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be excluded by law.
Subject to that, we are not responsible for indirect or consequential loss. Our liability for other loss is limited to the amount you paid us for the affected stay (or the relevant part of it), except where Booking.com's terms apply to your booking.
Guests use parking and facilities at their own risk where stated in these terms.
16. Events outside our control
We are not liable for failure or delay caused by events outside our reasonable control (for example severe weather, utility failure, or government action). We will try to find a fair solution where possible.
17. Website content and copyright
Content on this website (text, images, and design) belongs to us or our licensors and is protected by copyright. You may not copy or reuse it without our permission.
We try to keep website information accurate but do not guarantee that every detail is complete or current. Enquire before booking if something matters to your stay.
18. Privacy
Our Privacy & Cookie Policy explains how we handle personal information. It forms part of how we operate but is a separate document on the website.
19. Changes to these terms
We may update these terms from time to time. The "Last updated" date will change when we do. Terms confirmed with you at booking will still apply to that reservation unless we agree otherwise or the law requires a different approach.
20. Governing law
These terms are governed by the laws of England and Wales. Courts in England and Wales have exclusive jurisdiction, subject to any mandatory consumer rights that apply to you.
